This was also a HUD owned home located in Texas City, which is southwest of Houston going toward Galveston.  The home was originally a 2 bedroom 2 bath floor plan with a 3 car garage and had about 1,600 square feet of living space.  It appeared as though the previous owner planned on making a bedroom above the garage but never got around to it.  The home as originally listed for $191,000 but after 141 days on the market the price was reduced to $144,000.  We offered $120,325, which HUD accepted.

Since this home was not very old, we did mostly cosmetic touching up and finished out the space above the 3 car garage adding another bedroom with it’s own private bathroom.  In the end we turned it into a 3 bedroom, 3 bathroom home with a 3 car garage, and was now about 2,000 square feet. The space above the garage was only accessible by a staircase located in the garage but our plan was to reframe the stairs and make it accessible from the inside of the home. We removed the carpet in the living and dining room and replaced it with new bamboo floors. We repainted the interior of the home, touched up the exterior paint, retiled the master shower and added a new tempered glass door as well. We added a new quartz vanity top in the guest bathroom as well as paint, a quartz countertop with under mount sink and mosaic tile backsplash in the kitchen, and new appliances.  We received a full price offer the first week it was on the market.
