48 Tejas Drive, Huntsville TX

This was another HUD Home located in Hunstville Texas, which is about 70 miles north of Houston. In order to find a good opportunity we had to drive a little on this one, but in the end it was worth it. This home was originally listed for $81,000 but after being on the market for 91 days HUD reduced the price to $55,000. We offered $40,325 and HUD accepted that offer.

This home backed up to Harmon creek, which feeds into the Trinity River and ultimately Lake Livingston. It had 2 bedrooms and 2 bathrooms with a large 2 car garage. ┬áIt also sat on a large lot, just under 1 acre and had a small detached guest quarters. There was a small screened in porch on the back of the home that had it’s own small full bathroom. We presumed that the screened in room with shower was to rinse off after swimming in Harmon Creek. The home needed a lot, but most of it was cosmetic. We decided to get the foundation addressed since it was a little un-level, due to the sandy ground. We added new flooring throughout, updated and retiled bathrooms, new HVAC system as well as new windows and interior and exterior paint. We also added a lovely huge butcher block island. This one took a little while to sell because it took several months to find a reputable foundation company that was reasonable. We loved the open concept and received multiple offers within the first 3 days of putting it on the market.
